
A different approach to water
Traditionally built solid walls — brick or stone bedded in lime mortar, often with lime plaster and limewash inside — were never designed to be waterproof. They absorb moisture and release it again, and the materials were chosen to allow that: soft, permeable and able to accommodate movement. A wall like that is not failing because it is damp after rain; it is behaving as designed, provided it can dry.
How modern materials interfere
Cement pointing is harder and less permeable than the masonry it sits between, so moisture is forced to leave through the face of the brick or stone instead, which accelerates spalling. Cement render cracks and traps water behind it. Impermeable paints and vinyl wallpapers stop the inside face drying. Each of these individually reduces the wall's ability to dry; together they can turn a manageable wall into a wet one.
The commonest avoidable damage
Cement pointing over lime; cement render on rubble stone; plastic paint over lime plaster; concrete floors and screeds laid tight against solid walls with no route for evaporation; raised external ground and modern paving against a wall that used to have a permeable margin; and insulation applied internally without regard for how the wall handles moisture.
What a sympathetic investigation looks like
The construction is established first — including what has been done to the building over the last fifty years — because interpretation depends on it. Moisture is profiled and the internal environment measured, external ground levels and finishes assessed, and the wall's ability to dry considered as carefully as the water reaching it. A reading that would concern us on a cavity wall may be entirely normal here.
Remedies that suit the building
Usually a combination of removing what is trapping moisture and improving what is delivering it: lime pointing and lime-based plasters in place of cement, breathable decoration, rainwater goods repaired and discharging clear of the wall, ground levels lowered where practical, heating and air change improved, and insulation only where it has been assessed for moisture risk.
And where conventional treatment still applies
None of this means an older building cannot have penetrating damp, a leaking pipe, a bridged damp-proof course or genuine capillary rise. It means the diagnosis has to account for how the wall was built and how it has been altered. Where remedial damp proofing is genuinely warranted we will say so, and where the building simply needs to be allowed to breathe again, we will say that instead.
