
A chimney is a hole in your roof
A stack rises above the roof line, is exposed on all four faces to wind-driven rain, and contains a flue that runs from that exposed point down into the heart of the house. When the details at the top fail, water has an unusually direct route in — which is why damp on a chimney breast usually starts several metres above the stain.
The defects at the top
Cracked or missing flaunching around the pots; porous, spalled or badly pointed stack brickwork; defective, lifted or short lead flashings and aprons; failed back gutters behind the stack; missing or damaged pots; and cappings fitted without any ventilation. Any of these lets water into the stack or the roof junction, from where it tracks down the flue, the masonry, or both.
Salts from years of use
Flue gases from coal and wood deposit hygroscopic salts in the masonry and plaster over decades. Those salts draw moisture out of the air, so a chimney breast can look and feel damp, stain repeatedly and reject decoration even when no water is entering at all. It also means moisture meter readings on a chimney breast need interpreting with particular care.
Blocked and unventilated flues
When a fireplace is closed off, the flue is frequently sealed at the bottom and capped at the top. That traps moist air in a cold shaft, where it condenses on the flue walls and eventually shows on the breast. A disused flue should be ventilated at both ends — a vent in the blocked-up fireplace and a ventilated cap or pot at the top — so air can move through it.
How it is investigated
The inspection works from the top down: the stack, flaunching, pots, capping and flashings examined from ground level and from the roof or with a pole camera where access allows; the roof space checked at the point the stack passes through; and the breast itself profiled for moisture, with salting assessed and the room's environment measured so condensation can be separated from ingress.
What the remedy usually involves
Repairing the defects at the top comes first — flaunching, flashings, pointing and a ventilated capping. Ventilation is restored to any disused flue. Then, and only then, contaminated plaster is removed and replaced where salting has broken it down, with a specification appropriate to a chimney breast and a realistic drying period before decoration.
