Local property context
Different construction types behave differently when they get wet, so the approach is matched to the building in front of us.
The Georgian and early Victorian buildings around Market Hill, West Street and Nelson Street are typically solid brick or limestone with lime mortar, built to allow moisture to move through the fabric and evaporate. Where later owners have applied cement render, hard cement pointing or modern impermeable paints, that drying route is closed and moisture collects instead, appearing as blown plaster, salt staining and decayed skirtings. Pavement levels in the town centre have also risen over two centuries, so external ground is frequently above internal floor level, which produces exactly the pattern usually attributed to rising damp. Correcting those conditions often achieves far more than an injected course.
Buckingham sits in a loop of the Great Ouse, and properties on the lower ground near the river, the old mill sites and the water meadows can be affected by a high water table and by surface water in prolonged wet weather. Cellars under the older commercial and residential buildings are the most vulnerable, especially where earlier tanking has failed at the wall-to-floor junction. A below-ground survey establishes the water source, the rate of ingress and the structural condition before any system is recommended, and we set out the maintenance each option will require.
The town has grown considerably in recent decades, with estates at Lace Hill, Badgers and the western and southern edges, and with student housing associated with the university. Modern construction is far more airtight than the historic centre and relies on mechanical extraction to remove moisture. Where fans are undersized, switched off, ducted into a loft or simply never run long enough, humidity rises and condensation appears at cold bridges around reveals, lintels and wall-to-ceiling junctions. In shared and let properties, drying washing indoors with the windows closed is frequently the single largest moisture source we identify.
Timber assessment is important across both parts of the town. In the older properties the concerns are joist ends and wall plates embedded in solid walls, staircases and floors over damp cellars, and roof timbers affected by long-standing leaks at parapets and valleys. In the newer housing the questions are usually confined to roof structures and any moisture reaching a timber frame. We record moisture content, distinguish wet rot from dry rot where decay is present, establish whether beetle activity is live, and state plainly whether anything structural is affected.

Questions
Yes. Our recommendations for a listed or historic building concentrate on removing what is trapping moisture and on repairing the external fabric, rainwater disposal and ground levels, using breathable materials appropriate to lime-based construction. Where work would require listed building consent we say so in the report. We do not specify an impermeable modern treatment for a wall that needs to breathe.
Sometimes, but the ordinary explanations come first: pavement and ground levels above internal floor level, cement render and pointing preventing the wall drying, defective rainwater goods, plumbing leaks and hygroscopic salt contamination in old plaster. A meter reading cannot separate those on its own, so we inspect the external fabric, the levels and the internal evidence together before reaching a conclusion.
That pattern is nearly always a moisture-balance problem rather than a structural one. We measure humidity and surface temperatures, check that the extract fans in the kitchen and bathrooms actually clear air to outside and run for long enough, and identify the cold surfaces at risk. The remedies are usually practical: effective extraction, a reliable background heating pattern, somewhere to dry washing, and insulation at specific cold bridges. Our report documents the findings, which is what you need if a tenant raises a complaint.
