Different construction types behave differently when they get wet, so the approach is matched to the building in front of us.
Bletchley grew around its railway junction, and the streets closest to the station and along Bletchley Road carry Victorian and Edwardian terraces built long before damp-proof courses were a legal requirement. Many of these houses have solid brick walls, shallow foundations and original suspended timber ground floors. Where a retrofitted chemical damp-proof course has been installed at some point in the last fifty years, it can be bridged by raised patios, tarmac drives, rendered plinths or garden soil banked against the wall. Low-level damp in this part of the town is at least as often a bridging or external detail problem as a failed course, which is why we look at the outside of the building as closely as the inside.
Between the wars and again after 1945 Bletchley expanded quickly with council and speculative semi-detached housing, and the arrival of Milton Keynes in 1967 brought further development around Water Eaton and Fenny Stratford. Cavity walls of this period keep out driven rain far better than solid walls, but the cavity can be bridged by mortar dropped during construction, by debris collecting at the base of the wall, or by retrofitted cavity insulation that has slumped or been installed in a wall that was never suitable for it. The resulting damp patch on an internal wall is frequently reported as rising damp, and a proper investigation is what separates the two.
Mould and condensation are the most common complaints we are called to in Bletchley, in houses of every age and in the flats above the shops in the town centre. The pattern is familiar: double glazing fitted, loft insulation topped up, a bathroom extract fan that either does not run for long enough or discharges into the roof void, and no replacement for the airflow the original windows and open fireplaces used to provide. Warm moist air from cooking, washing and drying clothes indoors settles on the coldest surfaces it can find, usually north-facing external walls, window reveals and the backs of wardrobes on outside walls. That is a moisture-balance problem, and it is put right in a completely different way from structural dampness.
The older parts of Bletchley and Fenny Stratford also include properties with cellars, back-additions and converted outbuildings, along with suspended timber floors whose sub-floor airflow has been reduced over the years by blocked airbricks, added conservatories or replacement solid floors. Once moisture levels in those voids stay high, joist ends bearing into damp masonry are at risk of wet rot, and common furniture beetle activity in older softwood can go unnoticed for years. A timber inspection records moisture content, identifies whether any beetle activity is live, and says plainly whether decay has reached structurally important members or is confined to one area.

Readings are compared between elevations and materials so that rising damp, penetrating damp and condensation can be told apart.
