Different construction types behave differently when they get wet, so the approach is matched to the building in front of us.
Yaxley's older core along Main Street and Broadway contains brick and rendered cottages and farm buildings that predate damp-proof courses, sitting on ground that drains poorly where fen peat and clay meet. Solid walls in these properties absorb moisture from the ground and from driven rain and rely on being able to dry outwards. Where cement render, hard pointing or modern impermeable internal finishes have been applied, that drying is prevented and the damp shows as blown plaster and salt staining. Raised ground levels from resurfaced paths and driveways are the other frequent contributor, and both are far more common than a genuinely failed damp-proof course.
The village expanded very substantially from the 1960s onwards, with large estates of cavity-walled housing and some non-traditional construction, partly to house workers from the local brick industry. In these houses a damp patch at low level is often diagnosed as rising damp when the actual route is a bridged cavity or an external defect, so we examine the external fabric and take comparative readings before drawing any conclusion.
Ground conditions on the fen edge matter for more than damp alone. Peat shrinkage and seasonal movement on clay open fine cracks in render, pointing and around window and door openings, and driven rain enters through them in wet spells. Water tables are high in the lower-lying ground towards Farcet and the fen, which affects solid floors, sub-floor voids and any below-ground space. Where a property has a suspended timber ground floor, blocked or buried airbricks in these conditions raise sub-floor humidity quickly, and wet rot in joist ends follows.
Modern estate housing in Yaxley is comparatively airtight, and the great majority of the mould we are asked about in these properties is condensation. The pattern is consistent: humidity from cooking, showering and drying washing indoors, an extract fan that is undersized, switched off or ducted into the loft, and cold surfaces at reveals, lintels and external corners where mould appears first. Measuring humidity and surface temperatures settles that quickly, and the remedy is effective moisture removal and warmer surfaces rather than any form of damp proofing.

Questions
It contributes in specific ways. Poorly draining clay and peat hold water against foundations, high water tables affect solid floors and sub-floor voids, and seasonal shrinkage opens fine cracks in render and pointing through which rain can enter. None of that means every low-level damp patch is rising damp: we still have to establish whether moisture is arriving from the ground, from outside, from a leak or from the air inside.

It may well be. A bridged cavity, mortar debris at the base of the cavity, slumped cavity insulation or a defective lintel detail all produce damp on the internal leaf of a cavity wall, and the pattern is easily mistaken for rising damp. Borescope inspection of the cavity, comparative readings and examination of the elevation outside are what separate them.
