Different construction types behave differently when they get wet, so the approach is matched to the building in front of us.
Orton Goldhay, Malborne, Brimbles and the neighbouring townships were built largely in the 1970s and early 1980s using the construction of that period: cavity masonry, timber-frame systems in places, shallow-pitched roofs and some flat-roofed additions. The most common fabric issues we find are bridged cavities, defective or missing cavity trays over openings, and shallow-pitched and flat roof coverings that have reached the end of their life. Water entering at one of those points can appear as an internal damp patch some distance away, so tracing the entry point matters more than treating the stain.
Orton Waterville and Orton Longueville retain older village cores with solid-walled brick and stone properties, former farm buildings and converted outbuildings that predate damp-proof courses. In those buildings the assessment concentrates on ground levels, rainwater disposal, cement pointing and render over soft masonry, and impermeable internal finishes, because each of those prevents a solid wall from drying. The remedies are quite different from anything appropriate in a 1970s house a few hundred metres away, which is why we look at construction before symptoms.
The Orton area sits on low-lying ground close to the Nene and its washes, and the local subsoil holds water. High water tables affect solid floors, sub-floor voids and any below-ground space, and seasonal movement on clay opens fine cracks in render and pointing that let driven rain in. Where a property has integral or linked garages, or where a conservatory or extension has been added over what was previously open ground, drainage arrangements are frequently the source of the problem rather than the wall itself.
Condensation and mould are the most frequent complaints in the township housing, particularly in bedrooms on external walls and in bathrooms where extraction has become ineffective. Modern airtightness combined with the original moisture-removal provision of forty years ago leaves a persistent imbalance in many of these homes. We measure humidity and surface temperatures, check that extract fans clear air to outside rather than into a roof void, and identify the cold surfaces at risk, so that the recommendation addresses the mechanism instead of redecorating over the symptom.
