If you own or manage a property in Stotfold and have noticed damp patches, mould growth, a musty smell or deteriorating plasterwork, the cause is rarely obvious without a proper investigation. Procure Group Ltd carries out methodical damp surveys across Stotfold and the surrounding part of Bedfordshire, looking at the building fabric, the drainage, the airflow and the construction history before drawing any conclusions. We then explain what we have found and what, if anything, needs to be done.

What we investigate
Any one of these symptoms can have several different causes, and the right remedy depends entirely on which one it is. That is what a survey establishes.
Staining at low level or around a specific point on a wall or ceiling.
Black, green or grey growth on walls, ceilings, sealant, window reveals or behind furniture.
A persistent smell, often in a cupboard, cellar or unused room, sometimes before anything is visible.
Blistering, salting, crumbling plaster or wallpaper lifting away from the wall.
Water on glass and frames in the morning, and mould appearing on cold surfaces.
Damp appearing during or after rain, frequently linked to rainwater goods or pointing.
Low-level dampness that may be rising damp, or may be one of several other causes.
Soft or crumbling timber, fungal growth, exit holes or springy floors.
Plumbing, heating or drainage leaks that show up some distance from the source.
Rooms that feel humid, cold spots at reveals and lintels, and extract fans that do not clear steam.
Damp, standing water or high humidity in below-ground space.

Local property context
Different construction types behave differently when they get wet, so the approach is matched to the building in front of us.
Stotfold sits in north Bedfordshire within the SG5 postcode district, close to Arlesey and within easy reach of Baldock and Biggleswade. The town grew steadily through the Victorian and Edwardian periods, and a significant proportion of its older housing stock consists of solid-wall terraced and semi-detached houses built before cavity construction became standard. In these properties the original damp-proof course, where one was ever installed, is often a single layer of engineering brick or slate. Over a century or more that layer can crack, displace or become bridged by raised external ground levels or accumulated debris in the sub-floor void, allowing moisture to travel upward into the wall base and floor construction.
The interwar period brought semi-detached housing to Stotfold of a kind found widely across Bedfordshire, generally cavity-wall construction with a bitumen or slate DPC at low level. These properties are now old enough for the original damp-proof course to have deteriorated in places, and for pointing and render to have weathered to the point where rain penetrates the outer leaf. Penetrating damp of this kind is often misread as rising damp: the moisture pattern can look similar, but the mechanism is different and the remedy is different, which is why an accurate diagnosis matters before any remedial work is specified.
Post-war council-built estates and the system-built or cavity-wall housing put up through the 1960s and 1970s present a different set of problems. Cavity trays, lintels and cavity closers were not always detailed well in this era, and over time cavity wall insulation retrofitted into these properties can act as a moisture bridge if the installation is imperfect or if the external masonry has begun to allow water ingress. At the same time, the replacement of single-glazed windows with sealed units and the draught-proofing that accompanied insulation upgrades has reduced background airflow, making condensation and mould growth on cold surfaces a very common complaint in this part of Bedfordshire.
Stotfold and its surroundings also include barn and cottage conversions, older detached properties with cellars or semi-basement rooms, and a range of converted flats carved from larger Victorian houses. Each building type brings its own moisture risks. Below-ground spaces are vulnerable to hydrostatic water pressure through walls and floor slabs, particularly after periods of prolonged wet weather. Timber floors and joists in older properties are at risk of decay and fungal attack where airflow under the floor has been compromised or where a DPC failure has kept timber in sustained contact with moisture. A thorough inspection establishes which mechanism is at work, what condition the structural timber is in, and whether any woodworm activity is current or historic before any course of action is recommended.
Our approach
The purpose of a survey is to identify the underlying cause of the moisture, not to justify a particular treatment.
Transparent pricing
A Damp Proofing Quote Assessment is £114 plus VAT. The fee can be deducted from the final invoice if eligible remedial works proceed, subject to the agreed terms. Other inspection types are priced according to their scope.
Inspection requirements vary between properties, so larger, more complex or commercial buildings are priced according to their scope. You will be told the fee before the visit is confirmed — there are no charges added afterwards.

Questions
A surveyor visits the property, carries out a visual inspection of the internal and external fabric, and uses calibrated moisture meters and, where appropriate, a borescope or hygrometer to gather readings. The aim is to establish whether moisture is rising from the ground, penetrating through the external envelope, condensing on cold surfaces, or entering through a defect below ground. The findings are set out clearly so you understand the cause before any remedial option is discussed.
Rising damp typically produces a tide mark at low level on internal walls, often with salt staining and deteriorating plaster, and is associated with a failed or bridged damp-proof course. Condensation tends to follow cold surfaces such as external wall faces, window reveals and corners, and is often accompanied by black mould. In practice the two can appear together, and penetrating damp can mimic both. A proper assessment with moisture readings taken at different heights and in different conditions is the reliable way to separate them.
Yes. Procure Group Ltd works across this part of Bedfordshire and into the surrounding area, including Arlesey, Baldock and Biggleswade. The housing in this corridor shares similar construction eras and similar damp risks, so our surveyors are familiar with the building types encountered here.
Below-ground water ingress is assessed separately from above-ground damp. Where water is entering through a wall or slab under hydrostatic pressure, a drainage and waterproofing system designed for that condition is needed rather than a simple surface treatment. We inspect the cellar or basement, establish how and where water is entering, and set out the structural waterproofing options appropriate for the space and its intended use.
Mould growth on internal surfaces indicates sustained elevated humidity or a moisture source that needs addressing. Left untreated, mould can spread, affect air quality and, where it is associated with a structural leak or rising damp, allow the underlying damage to worsen. It is worth arranging an assessment reasonably promptly, particularly in a occupiersed property where there are obligations around habitability, but the priority is identifying the cause accurately rather than applying a surface treatment that may only conceal the problem temporarily.
