Different construction types behave differently when they get wet, so the approach is matched to the building in front of us.
Towcester is a market town in south Northamptonshire, sitting in gently undulating countryside between Northampton to the north and Brackley to the south. The town has a long history and its older streets contain a mix of stone-built cottages and Victorian terraces characteristic of this part of the county. Solid-wall stone construction is common in older properties here. Questions
A surveyor visits the property and carries out a methodical assessment using calibrated moisture meters, thermal imaging where appropriate, and visual inspection of the building fabric inside and out. They look at ground levels, drainage, pointing, render, airflow, and the condition of internal plaster and timbers. The aim is to identify the cause of the problem rather than simply locate where moisture readings are elevated. A written report sets out findings and, where works are needed, what those works should address.
It is possible but cavity-wall properties of that era were built with a damp-proof course as standard, so genuine rising damp is less common than in older solid-wall stock. What is more frequently found is a bridged cavity, failed pointing allowing penetrating damp, or condensation forming on cold inner surfaces. A proper inspection distinguishes between these causes. Treating for rising damp in a property where the actual problem is a bridged cavity will not resolve the moisture and may cause further damage.
Pattern and position give useful clues. Mould that appears on external walls, in corners near floor level, or in rooms with limited airflow after windows were replaced is often condensation-related. Mould associated with tide marks, salt crystallisation or wet plaster at low level is more likely connected to rising or penetrating damp. In practice the two can overlap. A condensation and mould assessment measures surface temperatures, relative humidity and airflow rates alongside moisture levels in the fabric to separate the causes accurately.
Not always. The presence of flight holes indicates a past infestation, but whether the woodworm beetle is still active needs closer examination. A timber inspection looks for fresh bore dust, the condition of the wood fibres around holes, and any associated moisture that might sustain an infestation. In older stone and brick properties in this area, roof timbers and suspended timber floors are the areas most commonly affected. Where timber has also been subject to long-term moisture, fungal decay such as wet rot may be present alongside or instead of insect damage.
The appropriate approach depends on construction type, water pressure and how the space is intended to be used. Cementitious coatings suit some situations, while a cavity drainage membrane system combined with managed drainage is better suited to others, particularly where hydrostatic pressure is sustained. In some cases external waterproofing excavation is warranted. For older stone-built properties in the villages around Towcester the construction detail matters considerably.
