Local property context
Different construction types behave differently when they get wet, so the approach is matched to the building in front of us.
The greensand ridge gives much of Woburn Sands and Aspley Heath sandy, free-draining subsoil, which is why genuine rising damp is comparatively uncommon in the area. What we find far more often is penetrating damp and condensation. The Victorian and Edwardian villas built along the ridge when the town developed as a health resort typically have solid brick walls, tall exposed elevations, deep eaves and long runs of rainwater goods. A single blocked hopper, a slipped tile above a valley or a length of failed pointing on a weather-facing gable can put enough water into a wall to produce internal staining several metres from the actual defect.
Many of these older houses are set in wooded plots with mature trees close to the building, and that combination has consequences. Leaf litter blocks gutters and gullies, overhanging canopies keep elevations permanently shaded and slow to dry, and root activity can disturb drains and shallow paving so that surface water collects against the wall base. Where render has been applied over soft brick, or where a cement plinth has been added, moisture is held in the masonry instead of evaporating, and the result reads as damp at low level even though the water is arriving from above or from the ground surface rather than being drawn up through the wall.
Interwar and post-war housing in the town centre and towards Bow Brickhill, together with the more recent estates, brings cavity-walled and modern construction into the picture. These homes are much better at keeping driven rain out and much less tolerant of humid indoor air. Where double glazing, insulation and airtightness upgrades have not been matched by effective moisture removal, condensation appears on reveals, lintels, external corners and cold bedroom walls, and mould follows. That is a moisture-balance problem, and the answer is better extraction at source and warmer surfaces, not a chemical injection.
Timber assessment matters here because of the number of older properties with suspended ground floors, cellars and converted outbuildings, and because sandy ground and well-drained plots often mean sub-floor voids that were originally dry. Where an extension, conservatory or patio has blocked the airbricks that served those voids, moisture levels rise, joist ends bearing into external walls are at risk of wet rot, and old beetle activity in original softwood can become live again. An inspection records moisture content, establishes whether beetle activity is current and states whether any decay found is structurally significant.

Questions
Generally yes. Free-draining sandy subsoil does not hold water against a wall base in the way that clay does, so genuine rising damp is less common here than in the clay vale a few miles north. That does not mean low-level damp is imaginary; it means the cause is more often bridging, a raised path or patio, a plumbing leak, defective rainwater goods or salt-contaminated plaster. The investigation identifies which.
Almost always from the outside or from a service, not from the ground. On tall exposed elevations the usual suspects are blocked or split gutters and hoppers, failed pointing or render on the weather-facing side, defective flashings at parapets, valleys and chimney stacks, and slipped tiles. Water can travel some distance inside a wall before it appears, so we look for the entry point rather than treating the stain.
They can be, in several ordinary ways: leaves blocking gutters and gullies, permanent shade keeping an elevation damp, and roots disturbing paving and drains so that surface water collects against the wall. None of that requires felling as a first response. Clearing and maintaining rainwater goods, correcting ground levels and improving surface drainage usually deal with it, and the report says what is actually needed.

Have the readings interpreted before you act on them. A moisture meter reading on plaster can be raised by hygroscopic salts, by a recent leak that has been repaired, or by the material itself, and a high figure is not a diagnosis. We inspect the property, establish the mechanism and extent, and set out a proportionate remedy with indicative costs, which is what you need for a sale negotiation.
