Different construction types behave differently when they get wet, so the approach is matched to the building in front of us.
March sits in the heart of the Fenland district, low-lying and surrounded by drained agricultural land with a high water table that has shaped the town's character for centuries. The older parts of March contain Victorian and Edwardian terraced housing built from brick when damp-proof courses were either laid in slate or mortar or omitted altogether. Over time those original damp-proof courses can crack, erode or become bridged by raised external ground levels, accumulated render, or garden soil that has built up against the wall. When that happens, moisture from the ground travels upward through the masonry and presents as tide-marked or salt-damaged plaster on lower internal walls.
The interwar period brought semi-detached housing to March, typically cavity-wall construction, which performs better than solid-wall equivalents but is not without its own vulnerabilities. Cavity wall ties corrode, mortar droppings bridge the cavity at the time of construction, and cavity wall insulation installed retrospectively can create pathways for water if the external leaf develops defects. Penetrating damp in this type of housing usually traces back to spalled or porous brickwork, deteriorated pointing, or failed window and door reveals. In Fenland conditions, where the clay-rich subsoil can retain moisture and the local climate tends toward dampness, these defects progress more readily than in drier parts of the region.
Post-war and later council-built estates in March, along with 1960s and 1970s system-built or large-panel housing, present a different set of issues. Joints between precast panels and around window frames can open over time, and when they do water finds its way into the structure. Decay affecting floor joists or structural timbers is more significant and may affect the integrity of the floor or the building fabric. In older March properties with suspended timber ground floors, persistent ground moisture or blocked sub-floor airflow can allow decay to progress without obvious surface signs. An inspection will probe suspect timbers and identify what needs replacing and what treatment the structure requires.
