If you own, let or manage property in Chatteris and have noticed staining on walls, a persistent musty smell, lifting skirting boards or visible mould, it is worth finding out what is actually causing the problem before committing to any remedial work. Procure Group Ltd carries out thorough damp investigations, mould and condensation assessments, timber decay and woodworm inspections, and below-ground waterproofing across Chatteris and the surrounding Fenland area. We work with homeowners, private property owners, and we make clear what we have found and why before recommending anything.

What we investigate
Any one of these symptoms can have several different causes, and the right remedy depends entirely on which one it is. That is what a survey establishes.
Staining at low level or around a specific point on a wall or ceiling.
Black, green or grey growth on walls, ceilings, sealant, window reveals or behind furniture.
A persistent smell, often in a cupboard, cellar or unused room, sometimes before anything is visible.
Blistering, salting, crumbling plaster or wallpaper lifting away from the wall.
Water on glass and frames in the morning, and mould appearing on cold surfaces.
Damp appearing during or after rain, frequently linked to rainwater goods or pointing.
Low-level dampness that may be rising damp, or may be one of several other causes.
Soft or crumbling timber, fungal growth, exit holes or springy floors.
Plumbing, heating or drainage leaks that show up some distance from the source.
Rooms that feel humid, cold spots at reveals and lintels, and extract fans that do not clear steam.
Damp, standing water or high humidity in below-ground space.

Local property context
Different construction types behave differently when they get wet, so the approach is matched to the building in front of us.
Chatteris is a small market town in the Fenland district of Cambridgeshire, sitting on slightly elevated ground relative to the low-lying agricultural land that surrounds it on all sides. That position in a historically drained landscape means the town has a long history of habitation, and its older building stock reflects several distinct construction eras. Victorian and Edwardian terraced housing, built with solid brick walls and no cavity, forms a notable part of the older streets in Chatteris. These properties were originally built without a damp-proof course, or with a slate or bitumen course that has since degraded, cracked or been bridged by raised ground levels or accumulated debris.
Rising damp in solid-wall properties in Chatteris typically presents as tide marks, salting and deteriorating plaster in the lower sections of internal walls. It is easy to misread, however, because condensation and penetrating damp can produce similar surface signs. Penetrating damp is particularly common where original lime pointing has been replaced with hard cement mortar, which can trap moisture within the brick and cause progressive spalling and internal staining. Failed or inadequate render on chimney breasts and gable walls is another recognised route for water ingress in older Chatteris terraces, and one that is often overlooked until internal damage becomes obvious.
Interwar semi-detached housing and post-war council-built stock make up a significant portion of the residential properties in and around Chatteris. Cavity-wall construction from this period was a significant improvement in principle, but cavities can become bridged by mortar droppings, injected insulation installed without adequate survey, or debris accumulation at lower courses. When a cavity bridge forms, moisture can travel across to the inner leaf and present internally as penetrating damp that can be mistaken for a rising damp problem. Properties from the 1960s and 1970s, including system-built and early cavity-wall homes, may also show condensation-related mould growth following modern improvements to insulation and double glazing that reduced background airflow.
Timber decay is a natural consequence of long-term moisture exposure in any property type, and it is not uncommon to find softwood joists, window subframes and door linings in various states of wet rot in older Chatteris homes where a damp problem has gone unaddressed for some time. Woodworm activity is also encountered in older roof and floor timbers. Any cellar or semi-basement space, which does appear in some of the town's older commercial conversions and period properties, is exposed to below-ground hydrostatic pressure and lateral water movement in the Fenland ground conditions. An inspection establishes the moisture source, the degree of any structural involvement, and whether masonry, plaster, timber or waterproofing works are the appropriate response.
Our approach
The purpose of a survey is to identify the underlying cause of the moisture, not to justify a particular treatment.
Transparent pricing
A Damp Proofing Quote Assessment is £114 plus VAT. The fee can be deducted from the final invoice if eligible remedial works proceed, subject to the agreed terms. Other inspection types are priced according to their scope.
Inspection requirements vary between properties, so larger, more complex or commercial buildings are priced according to their scope. You will be told the fee before the visit is confirmed — there are no charges added afterwards.

Questions
Redecorating over a damp problem will not resolve the underlying cause and the staining or mould will return, often worse. If you are seeing tide marks, salt deposits, persistently damp plaster, lifting skirting boards or black mould that keeps coming back despite cleaning, a proper damp investigation will establish what is driving the moisture. That information matters before any remedial work is specified or carried out.
Not always. Condensation and mould from inadequate airflow is common, particularly in properties that have had new windows fitted or insulation added without reviewing airflow. However, mould can also result from penetrating damp or from moisture tracking through walls. An assessment looks at the pattern and location of growth, checks surface and ambient moisture conditions, and considers the building's construction and recent history before drawing any conclusions.
Older solid-wall properties in Chatteris were often built with a natural slate or early bitumen damp-proof course that can degrade over decades. In some cases no course was installed at all. Ground levels raised by subsequent landscaping, paving or render can bridge an existing course, allowing moisture to move up through the masonry. The extent and likely source are confirmed by inspection, using moisture profiling of the wall at multiple heights rather than a single-point reading.
Yes. Where a cellar, basement or semi-basement space is taking in water, we can investigate the source and specify appropriate below-ground waterproofing. The Fenland ground conditions around Chatteris mean that below-ground spaces can be subject to lateral water pressure and seasonal variation in water table levels. The right approach depends on what the inspection reveals about how and where water is entering the structure.
A single-property investigation typically takes between one and two hours on site, depending on the size of the property and the number of affected areas. A written report follows, setting out what was found, what is likely causing it, and what remedial options are appropriate. We do not assume a treatment in advance of the inspection findings.
