Different construction types behave differently when they get wet, so the approach is matched to the building in front of us.
Tring sits in a gap in the Chiltern Hills in Hertfordshire, and the town's position means its housing stock spans several distinct construction eras. The older streets close to the town centre contain Victorian and Edwardian terraced and semi-detached properties built with solid brick walls, lime mortar and, in many cases, no original damp-proof course or one that has deteriorated over the decades. In these buildings, ground moisture can track upward through the masonry, particularly where external ground levels have been raised over time, bridging whatever barrier was originally present. The result is typically damp patches low on internal walls, salting and blown plaster, and a smell that tends to worsen in colder months.
Interwar and post-war expansion brought semi-detached and detached housing with early cavity wall construction to the edges of Tring. Cavity walls were designed to interrupt the path of water from the outer leaf to the inner leaf, but cavities can become bridged by mortar droppings, debris or poorly placed insulation fitted retrospectively. When that happens, dampness appears on interior walls in patterns that can easily be mistaken for rising damp. The distinction matters because the treatment is entirely different. A survey establishes whether moisture readings correlate with ground level or with the height of a cavity bridge, and what the appropriate remedy is in each case.

Not always. Mould requires moisture and a surface to grow on, but that moisture can come from condensation, from water penetrating through an external wall, or from a slow leak within the structure. In older solid-wall properties, penetrating damp from failed pointing or spalled brickwork can produce mould that looks very similar to condensation-related growth. An assessment distinguishes between the two by examining the distribution of moisture, the construction type, the airflow conditions and the location of the mould relative to cold bridges and external defects.
Rising damp typically presents as a band of dampness low on a wall, often accompanied by tide marks, salt crystallisation and deteriorating plaster at skirting board level. That said, the visual presentation alone is not reliable enough for diagnosis.
