Different construction types behave differently when they get wet, so the approach is matched to the building in front of us.
Rothwell is a market town in north Northamptonshire, sitting between Kettering to the south-east and Desborough to the north. Like much of this part of the county, its housing stock spans several centuries and construction types. The oldest properties in the town centre are stone-built, often using the local ironstone that characterises vernacular buildings across this belt of Northamptonshire. These solid-wall structures have no cavity and no original damp-proof course. Moisture can move freely through the wall thickness, and where external pointing has eroded or render has cracked, penetrating damp can track inward to affect plaster, decorations and, in time, embedded timber.
Away from the historic core, Rothwell has substantial areas of Victorian and Edwardian terraced housing. These properties were built with a slate or engineering-brick damp-proof course at low level, but over decades that layer can crack, become bridged by raised external ground levels, or be bypassed by porous mortar.
