Riverside and low-lying ground is a proper consideration for cellars, basements and ground floors, and it is one of the reasons we assess external levels, drainage and rainwater goods as part of every investigation.

Properties built before the 1920s in areas of Huntingdon close to the Great Ouse floodplain were often constructed without any damp-proof course, or with a slate or engineering-brick course that has since deteriorated. Ground moisture levels in low-lying riverside ground can remain elevated year-round, creating persistent upward capillary movement through masonry. A surveyor will confirm whether rising damp is the actual cause before any remedial work is specified, as the symptoms can resemble condensation or penetrating damp.
Springy or slightly sunken floorboards, a musty smell near skirting boards, paint bubbling on timber window frames, and visible white or grey fungal growth on joists are all indicators worth investigating. Dry rot in particular can spread through mortar joints and affect structural timbers beyond the visible area. An inspection will determine whether the cause is inadequate airflow, a defective damp-proof course, plumbing leakage, or a combination, before any treatment or timber replacement programme is agreed upon.
