Different construction types behave differently when they get wet, so the approach is matched to the building in front of us.
Flitwick sits in central Bedfordshire, broadly between Bedford to the north and Ampthill to the south-east, in a part of the county where the housing stock reflects several distinct construction periods. The town grew considerably during the latter half of the twentieth century, and much of its residential fabric consists of post-war semi-detached and detached housing alongside larger estates of 1960s and 1970s cavity-wall construction. These properties were built to the standards of their era, and a number of damp issues that surface today trace back to original materials, workmanship or subsequent modifications to the building fabric rather than any single dramatic failure.
Cavity-wall properties from the 1960s and 1970s in and around Flitwick can develop penetrating damp where wall ties have corroded, where cavity fill insulation has been incorrectly installed or has compacted over time, or where external render or cladding has cracked and allows water to track inward. Questions
A damp survey involves a systematic inspection of the affected areas using calibrated moisture meters, a thermal imaging camera where appropriate, and a visual examination of the building fabric inside and out. We look at ground levels, pointing, render condition, guttering, airflow and any previous remedial work. The aim is to identify the specific mechanism causing moisture, whether that is rising damp, penetrating damp, condensation or a combination, and to produce a report that explains the findings clearly.
The two conditions can look similar at low level, which is why assumptions based on appearance alone are unreliable. Rising damp typically produces tide marks, salt deposits and damage concentrated near floor level, with moisture readings that remain elevated in the masonry even in dry weather. Condensation tends to follow cold surfaces and appears on window reveals, external corners and poorly aired areas. An inspection with proper metering and observation of the whole building is the most reliable way to distinguish them.
They can, though the causes vary. We carry out investigations to understand the source and direction of water movement before specifying any below-ground waterproofing system, which may involve internal drainage, tanking membranes or a combination depending on what the structure requires.
Recurring mould usually means the underlying moisture source has not been addressed. Cleaning removes the surface growth but does not change the conditions that allowed it to develop. We would carry out a condensation and mould assessment to establish whether the cause is insufficient airflow, cold bridging through the structure, an insulation-related change to the building envelope, or moisture entering from outside. Once the cause is clear, the appropriate remedial steps become straightforward to define.
